Last day of February 2017, we are now initiating operations for what we feel will be our best year. We have now serviced Lake Country West of Edmonton for 5 years now and have sold over 300 properties.
In 2017 we have more tools, better marketing and we are adding my youngest daughter to our sales team. You will now have 3 Heine’s serving your lake needs.
I personally will be back in Lake Country around April 5, 2017. We look forward to selling a record number of homes this year as the market has stabilized and by all indicators it is going to be a great year.
We are also happy to have Ted Keller back with us in 2017. We will be looking to hire someone in Lake Country to help with administration. So if you know a student or someone local let us know and they can learn a lot.

For many, renting is the obvious path. “We’re seeing a lot
more people buying with rental in mind,” says Wayne William
Heine, a real estate agent with EdmontonLakeProperty.com
who specializes in vacation homes. Lakefront property is
harder to come by in Alberta than elsewhere in Canada, he
says, which is part of the reason why prices have held fairly
steady despite a lagging local economy. “Many buyers today
plan to rent it out now,” says Heine, “and then to use it more
for themselves as the years go on.”

At the time of this writing it is Minus 17 and I’m glad I’m still in California where it will be 32 Today or 90 degrees F. However today is a work day because as Important as selling property is, I believe I have a moral commitment to promote and sell our area to the rest of Alberta.
Growth can be a good thing, it will mean higher real estate prices and I know my clientele all want that, but it also means better services, more priority on water quality and of course wonderful new neighbours.
2013 proved to be a successful year for me as I was told by many you couldn’t make a living just selling lake property, well with over 60 Lake transactions in 2013 (not bad considering I have 6.5 month work year) and finishing in the TOP 5% of all Edmonton REALTORS® in sales we could say we proved everyone wrong.
The most important award I’ve ever received was The Inaugural Marketing Excellence award from the Realtor® Association of Edmonton where I was nominated by my peers and graded by marketing experts based on how I promoted my lake business.
Here I am looking forward to 2014 and my first day of work April 6, weather permitting. We are introducing new promotions with a broader reach and many new gadgets to start our year. One we can’t wait to try is our new helicopter drone and our new virtual tour program where we can pan those magnificent shots that a single photo couldn’t capture.
Promotion wise we will be back in the Community Voice Lac Ste Anne and Lake Wabamun Editions plus we will be advertising in Business in Edmonton and Calgary magazines as well as the July issue of Alberta Venture. This will open our area to many more buyers that could benefit by what we can offer here in lake country.

Wow, Here we are on the first summer long weekend of the year and let’s face it summer starts this weekend and it goes until the end of September and in a good year Mid October. Summers in Canada are wonderful I know out at the lake here we have summer dances, outdoor fire singalongs, farmers markets and that is on top of the lake festivities. What do I like to do? My favorite things are walking Seba Beach’s 2 mile beach with my dog SISU, I also love cruising around in my mobile office servicing my real estate area. Number 3 would be nights on the patio.
Consider this an invitation to anyone finding themselves out Seba Beach way, look us up. I also wanted to take a minute to say thank you to 2 great city Realtors, Scott Macmillan and Bernie Thauvette for sending referrals my way last week. These are good men and please send them referrals you can’t go wrong.

May 12 – The first official day my mobile office is back on the road. Last year we were running by April 27. This year we have just completed the new upgrades that include, upgraded smoother riding suspension, new radial gripping tires that give better steering, a softer ride and traction only a 4×4 could compare to. I also removed the stove and shower as I found not much use for them in MOBILE OFFICE. So now I have a centrally located filing system and a place for signs. Next week a new roof is put on!
The most exciting part is we now have a central wireless router, 2 New apple pros and matching Ipads, that all communicate wirelessly from the computers to the big screen or to the printer and fax. I can even start printing when I’m in a clients house and we need a copy. This will impress!
This winter I worked on a wireless system for presentations done on screen and all paperwork is going wireless. This will make Edmonton Lake Property much more efficient.
I don’t know how I survived out of my car the last 4 weeks as I always felt I was leaving something behind, no where to rest in the field, there was a few times I was so tired I had to pull over in the car and have break just to get home. No more as I’m live and proud at the Seba Beach Farmers Market that runs from 10:30 – 12:00, come join me!

With 5 sales my first full weekend back to work and almost 100 inquiries to property it seems like our promotions are paying off. I never saw activity like this last year until mid-summer. Does all this activity mean prices are going up? It is to early to tell but a early season rush can’t be a bad thing. I also have listed 18 properties since my return on April 16, 2013.
So right now I personally have great inventory along with many pocket listings. The MLS inventory is starting to heat up. This weekend they are predicting our first 20C degree weekend, this should really bring out the buyers. We are trying hard to get our events calender up to date and I would like to remind everyone with an activity in lake country to please add it to our site. Last year we had over 40,000 visits, going for 60,000 this season.

Checklist For Information Regarding Rural and Country Properties
Are you aware of any of the following?
o Existence of any unregistered encroachments, easements or right of ways on the property or neighboring property
o Agreements made under provincial or federal programs that may restrict land use for a period of time
o Present or future issues with current easements, such as oil and gas wells, utility rights of way, telephone and communications satellite towers, setback agreements etc.
o Past rezoning or subdivision applications and decisions
o Environmental concerns on or affecting the property
o Details of land under various uses, building or improvements, rented fixtures or equipment, water licenses and other utilities
o For farms only, obtain past field history and pesticide use as some may have a residual effect and can limit cropping
Obtain reports such as:
o Home and Building Inspection report
o Well report
o Septic information
o Well chemical analysis report
Obtain Contracts Such as:
o Lease and or rental agreements
o Revenue agreements
